As of this date on September 23rd of 2022 in SE the temperatures are reminding us more of the weather that’s ahead. On arrival to the office the outside temperature was 42 degrees. Just 11 more degrees and water begins to freeze. The crisp air reminded me that we inch closer and closer to snow, ice, and a cold winter.

After cold weather persists day in and day out in the negative temperatures usually in the months of January and February pipes are most susceptible to freeze, causing them to burst. It only takes exposed pipes to be in temperatures of 20 degrees for a few hours before they can freeze and burst. Most of us can remember when ice storms hit Texas and being that Texas doesn’t experience cold temperatures pipes burst everywhere and caused nearly 10.3 BILLION dollars of damage.

As you can see frozen pipes are no joke so you may be asking what can I do to prevent this in my home?

First off you can let water drip from the faucet. Keeping water running through the pipes will help them prevent freezing. Another thing that will help prevent this is keeping garage doors closed if there are water supply lines that run through the garage. Next up, if you are going away to chase warmer weather during the winter months, be sure to keep the heat on in your home. You can also insulate your pipes. Although this may be slightly more costly than the other options it will be much less expensive that a water loss caused by a burst pipe.

With the June being the rainiest month here in SE Wisconsin we are past the most susceptible time for a flood to occur until we reach spring next year when the snow melts and April showers begin. But still millions of people across the United States will experience a flood in their home. Whether it be from a sump pump failure, faulty foundation, improper drainage, supply line leak/break there are some steps that need to be taken to restore your home or commercial property back to its original condition.

So, what are the steps that you should take when you experience a flood? We know DIY projects are all the rave now, but when it comes to water damage DIY isn’t your best option. If you find that a supply line is leaking, your first step would be to stop the leak. You can commonly find the water shut off valve near the water heater. This is one thing in your home that you should familiarize yourself with. If it’s safe, use this main shutoff or find a shut off valve at the source and cut off the water supply from the source of the leak.

            Your next step of action should be to remove the water from the affected area. This can be a daunting task and can be unsafe depending on what type of water is in your home. What we find most common is that homeowners typically don’t have the means to remove water after a flood, and why should you. This 2019-2020 winter has been an unpredictable one. Snow on Halloween, freezing temperatures one day and then 60° the next. Is the snow coming, or are we going to be snow free until spring?

Reasoning for pipes bursting or leaking is related to the pipes location and how they are insulated. Water pipes burst because the water inside them expands as it gets close to freezing, and this causes an increase in pressure inside the pipe. When the pressure gets too high for the metal or plastic pipe to contain, it ruptures. Leaving you with an unpleasant mess to handle.

The three most common ways for pipes to freeze are quick drop in temperature, poor insulation, and or thermostats set too low. When the temperatures drop low, here is what to do for your home:

  • Make sure all outside house faucets are shut off.
  • Make sure you are keeping your home at a temperature no lower than 55° F
  • Make sure that all attic and crawl spaces are well insulated
  • Make sure you plumbing is insulated properly.

Emergency Tips for CLEAN Water Damage

DO:

  • Shut off the source of water if possible or contact a qualified party to stop the water source
  • Turn off circuit breaker for wet areas of the building, when access to the power distribution panel is safe from electrical shock
  • Remove as much excess water as possible by mopping and blotting
  • Wipe excess water from wood furniture after removing lamps and table top items
  • Remove and prop up wet upholstery cushions for even drying
  • Place aluminum foil or wood clocks between furniture legs and wet carpeting
  • Remove to a safe, dry place any paintings, art objects, computers, documents, and other materials that are valuable or sensitive to moisture.
  • Use wooden clothespins to keep furniture skirting off damp floor
  • Hang draperies with coated hangers to avoid contact with wet carpeting or floors
  • Hang furs and leather goods to dry separately at room temperature

DON’T:

  • Enter rooms with standing water where electrical shock hazards may exist
  • Enter affected areas if electrical outlets, switches, circuit breakers or electrical equipment are exposed to water. ALWAYS avoid electrical shock hazards
  • Leave books, newspapers, magazines, or other colored items on wet carpets or floors to cause staining
  • Leave Oriental rugs or other colored rugs on wet wall-to-wall carpets to cause staining
  • Use your household vacuum cleaner to remove water, possibly causing electrical shock or damage to the vacuum cleaner
  • Use TVs or other appliances while standing on wet carpets or floors, especially not on wet concrete floors
  • Turn on ceiling fixtures if ceiling is wet or enter rooms where ceilings are sagging from retained water.
